Square footage before: 3,067 Square footage after: 3,484 Cost: $450,000 This first-floor addition to a more than 100-year- old Victorian house aimed to provide the home- owners with an open floor plan that encompassed a spacious kitchen, family room gathering area, first-floor mudroom with laundry and an addi- tional porch for entertaining, all while keeping the integrity of the original design and details. The biggest challenge was discovering there was no footing under the existing foundation walls. A structural engineer designed a detail to under- pin the foundation and gave the homeowners the option to deepen the existing basement, which created a more functional basement. Upstairs renovations included two bathrooms, including a master bathroom with a custom-built upright shower, and a second-floor balcony off the master suite. Square footage before: 1,756 Square footage after: 1,799 Cost: $209,000 This 100-year-old family home sits 250 ft. from the ocean on a 40- by 100- ft. lot. Damaged by Hurricane Sandy in 2012, the first phase of this project involved structural repair to the existing foundation and deck structure. After that, an interior and exterior renovation to the existing first floor sun porch was completed, alongside a 108-sq.-ft. addition of a second-floor covered porch. No variances were needed because the covered porch was designed to fit directly over the footprint of the first floor. A small dormer added to the east façade captures views of the ocean while allowing for more natural daylighting and ventilation. The second floor bedroom space also received a renovation. An existing brick chimney was demolished and the existing fireplace converted to natural gas using a fireplace insert.
