The clients originally wanted to upgrade this waterfront condo
and lease it out. Upon completion, however, they loved it so much
they decided to keep the condo as a vacation home. The great room,
kitchen, master bedroom and two bathrooms were transformed, all
within the restrictions of a homeowner's association for the luxury
high-rise building. A wet bar was replaced with a fireplace, which
required creative built-ins because of unexpected vents and drains.
Glass doors with 3-ft. panels allow for a 12-ft. opening to overlook
the Pacific Ocean and embrace breezes. A curved peninsula visually
defines the previously cramped kitchen. The bedroom ceiling was
dropped and a recess added with can lighting on all sides. Indirect
lighting in the recess creates abundant light and circulation.

The one-story, 1960s ranch had a two-car garage and
partial basement sitting on a hillside overlooking the
Ohio River with downtown Cincinnati views. Project
goals included modernizing the interior to today's life-
styles and comforts and making public areas into a
great room. The remodel moved the east wall of the
living room to the edge of a sliding glass door, repur-
posing that space for a master bathroom and laundry.
Mechanicals needed to be replaced; the whole house
was rewired, using the attic to run new lines. Smart
house technology is incorporated throughout. Other project details include a remodeled kitchen with an eating island, eliminating the
fireplace, making stair access to the basement invisible and having a TV room directly off the kitchen.
